BROUSSARD / YOUNGSVILLE, LA (April 21, 2026) – Local home sales are outpacing the national market this spring, with the Youngsville-Broussard corridor and the broader Acadiana region posting steady gains even as the U.S. housing market struggles through what the National Association of Realtors has called a “lackluster” start to the season.
Youngsville led the local activity in April, with 289 homes listed, 82 properties under contract, and 59 closed sales. The average sold price reached $357,250, with homes spending an average of 82.9 days on the market and an absorption rate of 5.12, a sign of a balanced market that slightly favors buyers.
Broussard showed similar momentum on a smaller scale: 117 homes listed, 27 under contract, and 29 sold at an average price of $333,140. Days on market averaged 87.2, with an absorption rate of 3.69, closer to a seller’s market than its neighbor.
Across the wider Acadiana region tracked by the REALTOR® Association of Acadiana, closed sales climbed 4.7% year-over-year in April (490 vs. 468), and year-to-date closings are up 8.2%. Pending sales jumped 8.1% for the month, while days on market dropped to 82 from 86 a year ago. The region’s median sales price held nearly flat at $235,000 (+0.2%), and inventory tightened to 4.5 months of supply, down 10% from a year earlier. The Housing Affordability Index rose 5% to 126, meaning local buyers continue to have a meaningful purchasing-power advantage.
Compared to the national picture, Acadiana looks remarkably resilient. NAR reported existing home sales rose just 0.2% in April nationwide, with a median price of $417,800, nearly 78% higher than the Acadiana median. NAR also downgraded its 2026 outlook this month, citing affordability headwinds and weaker buyer demand pressures that have so far hit coastal and large metro markets harder than south Louisiana.
The takeaway for Acadiana: home values continue to appreciate at a healthy but sustainable pace, supply is loosening just enough to give buyers more choice without eroding seller confidence, and affordability remains a real competitive advantage versus much of the country.
