Youngsville – Strong Activity & Faster Sales

Youngsville’s residential market continues to demonstrate robust momentum heading into late summer. The city maintains healthy inventory and brisk sales activity, with prices appreciating at rates significantly above national averages.

July 2026 Performance:

  • Homes Listed: 282 (+19% YoY) Under Contract: 67 (-1.5% YoY)
  • Homes Sold: 78 (+25.8% YoY) Average Sale Price: $380,099 (+7.59% YoY)
  • Median Sale Price: $304,750 (+4.53% YoY)
  • Average Days on Market: 84 days (-6.67% YoY, faster sales)
  • Absorption Rate: 4.90 (+12.39% YoY)

Youngsville’s 25.8% increase in closed sales and 19% inventory growth signals strong buyer demand. Homes are selling faster than last year, with median days on market dropping to 39 days, indicating favorable seller conditions across most price points.

Broussard – Quality Over Quantity

Broussard’s market tells a different story. While inventory and sales volume declined, prices surged dramatically, averaging $355,469, a remarkable 16.75% year-over-year increase.

July 2026 Performance:

  • Homes Listed: 116 (-2.5% YoY)
  • Under Contract: 31 (-8.8% YoY)
  • Homes Sold: 25 (-24.2% YoY)
  • Average Sale Price: $355,469 (+16.75% YoY)
  • Median Sale Price: $305,051 (+12.33% YoY)
  • Average Days on Market: 66 days (+6.45% YoY)
  • Absorption Rate: 3.80 (-4.28% YoY)

Broussard’s double-digit price appreciation reflects strong buyer competition for quality homes. The median price increase of 12.33% significantly outpaces national trends, rewarding sellers of move-up properties.

How We Compare to National Averages

National Housing Market (July 2026):

  • Median Home Price: approximately $440,000
  • Average Days on Market: 58 days
  • Year-over-Year Price Growth: 2-3%
  • List to Sale Price Ratio: 98-99%
  • Pending Inventory Levels: declining in most markets
  • New Listing Supply: below 4-month supply threshold

The Takeaway

Both communities offer exceptional value. Youngsville delivers inventory and sales volume with solid appreciation, while Broussard showcases impressive price growth with limited supply. In both cases, homes sell significantly faster than the national average while maintaining prices 30% below the national median.

For buyers seeking affordability with strong appreciation potential, South Louisiana remains a compelling market. For sellers, especially in Broussard, market conditions favor price optimization.
