- Youngsville: Total listings climbed to 267, yet pending contracts dropped nearly 40% from November as buyers paused for the holidays.
- Broussard: Maintained its reputation for speed, with homes moving 27 days faster than those in Youngsville on average.
- Pricing: Both cities saw a dip in average sold prices in December, signaling a window of opportunity for buyers to negotiate as year-end sellers looked to close.
Annual Review: Was 2024 or 2025 Better?
While 2025 was a steady year, 2024 was the higher-volume year for sales. Nationally and
locally, 2025 was defined as the “Great Housing Reset.” High interest rates and a record-low
supply in early 2025 led to fewer total transactions than the previous year. However, the year
ended with a 16.5% increase in inventory, setting a much better stage for the year ahead.

- Price Growth: Expect modest appreciation of 2% to 4%. This “slow and steady” growth is designed to help wages catch up to home prices, making 2026 the most affordable year to buy since 2022.
